What Is Mechinical and Engineering (M&E) Management?

Mechanical and Engineering (M&E) is still a rather new service in Malaysia. M&E management is also more commonly known as Building Services here. However these terms carry different meanings. This may lead most of you to question what Mechanical and Engineering (M&E) is all about. To put it simply, Mechanical and Engineering (M&E) refers to the mechanical and electrical systems installed and operated by a facility management company in facilities management.

The words ‘ M&E’ /’ M&E engineer’ are often considered synonymous with’ building services’ or building services engineer’.  Mechanical and Engineering (M&E) engineers are often granted a degree in mechanical, electrical or M&E engineering. Whereas, Building Service Engineers can get the Chartered Engineer status through the Building Services Engineers Chartered Institution. Building services are the systems that are built in buildings to make them comfortable, operational, efficient and safe such as lighting, drainage and water supply. Mechanical and electrical engineering, however, can be a broader sector than this, covering fields beyond construction and design, such as; large-scale power generation and transmission, transportation systems, heating and ventilation, industrial installations and so on.

In any commercial property, mechanical and electrical management may be necessary. Mechanical and Engineering (M&E) installations should be performed by highly technical and experienced technicians due to high complexity and personalized design. Mechanical and Engineering (M&E) facilities should be designed wisely to ensure that the infrastructure is secure, reliable, functional and cost-effective at the heart of the sector. These should be compatible with the current requirements and expectations of the company for the foreseeable future. Management of mechanical and electrical maintenance is a core service of many facilities management companies. Customer needs are special, ranging from full-time on-site support to regular inspections and maintenance. Maintenance may include planned contracts for preventive maintenance, finding fault, routine repairs, and 24-hour emergency and responsive services.

Mechanical and Engineering (M&E) maintenance is an essential service because it can assess the internal conditions of the environment that impact commercial property. To allow them to achieve maximum efficiency, it is important to provide conditions that ensure a safe and productive working environment for the occupants. This is likely to result in the business operating at an optimal level as well as being more effective. Periodic internal health and safety checks and mechanical and electrical system reviews ensure compliance with health and safety standards. Mechanical and Engineering (M&E) maintenance is easier to plan than emergency and reactive maintenance.  If a failure happens, for a set period of time, performance and output are likely to be increasing. However it is possible that with scheduled maintenance, potential problems will be detected before problems occur.
